Annapolis MD (May 5th 2017) – Medical Cannabis coming to Annapolis! While it may not be “new” news given the widely publicized Special Exception hearing that took place over the last few weeks, Medical Cannabis is on its way Annapolis. Rosso Commercial structured the off-market sale of 2029 West Street for their clients, Advanced Alternative Therapies (“AAT”), to open the first Medical Cannabis dispensary in Anne Arundel County.
The property, located nearby the intersection of West St & Solomons Island Road, has housed a Papa John’s, Tattoo shop and apartment. The property sits within AA County District 30A, adjacent to the the county/city line. Located at the epicenter of Annapolis, AAT will be able to establish a meaningful 1-mile radius restriction around the property whereby no other dispensary can locate. Though it was not listed for sale, a mutually agreeable deal was structured to sell the commercial property to AAT.
David Podrog of AAT states, “From the second we contacted John about our search for the perfect location, he sprang into action. John understands how to go after unlisted property and make a deal happen. He worked tirelessly contacting every building owner, until he found us a willing seller. He continued to be our advocate to make sure the deal closed smoothly and assisted with the County’s zoning approval process which enabled us to be the areas first medical marijuana dispensary. We couldn’t have done it without him.”
Tenant leases at the property were all near expiration or expired, allowing AAT flexibility to utilize the property for planned cannabis operations. AAT has significant property renovations planned to “re-skin” the building with a modern wood & glass facade.
John Rosso of RossoCRE stated, “I am pleased that our exhaustive site search amounted to a property that not only met the extremely stringent zoning qualifications as set forth by the County, but also provides a spectacular “Main & Main” location. This transaction allows AAT first-mover advantage, as they open the first Medical Cannabis dispensary in Anne Arundel County“.
The property was sold by Papa West LLC, and transferred on April 28th for $1.85M in an all-cash deal.
